Our aim in incorporating sustainable building design is to lower the cost of running your home and improve your living environment and the future environment of your grandchildren. As you know, every little bit helps.

Passive cooling and heating gives you comfortable conditions without the need for full-time air conditioning. To achieve this homes have good sun shading, cross ventilation and escape opportunities for rising heat. Further, the use of light external colours assists thermal performance by reflecting strong summer heat etc.

Our homes are also passively heated and cooled through sensitive planning and siting. Each home maximises solar access to primary living spaces by locating the entry, living, dining and kitchen spaces to the north. These spaces look out onto the street and a northerly side yard area, which will be shaded and landscaped. Areas of glass to the east and west are minimised and protected by canopies where necessary.

By maximising natural daylight into homes and public spaces the need for artificial lighting has been reduced.

The open plan layout of each home maximises air flow through the living areas and the location of windows encourages natural ventilation of the bedroom spaces. High level windows create a 'stack' effect, drawing air through ground level windows and glazed doors. Insulation will be provided in the wall structure to reduce heat gain or loss in each home.

All homes have rainwater tanks. Solar hot water with electrical back up, a quantum exchange system or an instantaneous gas hot water system is proposed for home hot water supply. Solar power will be optional, but available should you wish to go the extra step.
